• Range Light is focused on secondary and tertiary markets in the Midwest and Southeastern United States. Rooted in the Rust Belt and Growing towards the Sun Belt.
• We target acquisitions of B and C class Industrial real estate in a niche deal size that is larger than individual investors capabilities but below the radar of institutional investors (typically in the $2M-$15M range).
• Ideal investment opportunities:
  • Completely vacant or a % of SF vacancy
  • Formerly owner occupied
  • Significant deferred maintenance or renovation/modernization required
  • Low WALT (Weighted Average Lease Term) on existing tenants
  • Excess land for expansion
  • Sale leasebacks
